We understand the importance of providing a quality and responsive maintenance service that keeps your premises operational 24 hours a day, 7 days a week, 52 weeks a year.

All planned maintenance & refurbishment work up to the value of £20,000 can be spread over 3 years interest free. I.E. £9,000 contract = £250.00 per month.

WHAT WE DO

EMERGENCY RESPONSE & ATTENDANCE.

In cases of service affecting issues and as part of your business continuity planning, we provide support and assistance 24 hours a day 7 days per week. Ranging from a flickering light in a consulting room, to the more serious boiler breakdown, to, one very rare occasion, a partial building collapse in an open surgery.

Some emergency remedial actions may take minutes to resolve such as a flickering lamp where as in the case of the partial collapse that took from 20 past 4 on the Friday afternoon until Monday morning when normal service was resumed with all rooms in use and all work complete.

It could even be something as simple as waiting for the emergency response of an alarm engineer on Christmas Eve when the practice partners and other staff refuse to stay behind and await their arrival at 22.15 and complete essential repairs by 23.50 (10 minutes before Santa arrived).

When a boiler broke down and couldn’t be repaired in the 3rd week of December and outside temperatures were -6 BRRRR! support was given by the provision of 15 oil filled electric radiators and 15 fan heaters (free of charge). Until the new boiler was installed and commissioned in mid January. AHHHH!

You may have prepared for winter by storing some rocksalt and a shovel, but who protects your staff from slipping, sliding when they arrive to start shovelling and gritting? We visit your premises the night before between 10pm and midnight to lay rocksalt if there is a risk from ice. If the risk is from snow we would assess each hour of each day and prioritise the gritting and snow clearing for you as well as put out warning signs for your service users and staff prior to your arrival. We also keep approximately 250 to 300 bags of rocksalt in stock.

 

GENERAL & PLANNED MAINTENANCE

Our popular general & planned maintenance service is calculated on your specific requirements and generally includes things such as cleaning out guttering and inspecting roofing conditions annually, clearing blocked drains, graffiti removal, minor plumbing works from dripping taps to non-flushing toilets, replacing lights, general repairs, repairing door locks, touching up paintwork, cutting the grass, moving furniture, even taking the Christmas tree out of the loft each year.

From the outset, we plan out the exact layout of your building listing what electrical supply feeds sockets, lighting and specific apparatus throughout.

We produce a list of all current lighting throughout the building and recommend which lamps to keep in stock for replacement. We inspect your plumbing installation to get a general overview of where each outlet is fed from and the nearest isolation point. The type of radiators, valves, heating timer & controls, how many showers, hot and cold water storage tanks and the risk of legionella bacteria.

We carry out Portable Appliance Testing, produce an appliance register to keep on your premises.

Sentinal FM Ltd have a team of 5 maintenance and technical staff and a reserve bank of pre-approved sub-contractors we call upon on a weekly basis.

The only sub-contractors we now use on a regular basis, are vetted the same as our employees and all have enhanced Disclosure and Barring Service checks, sign confidentiality agreements, provide annual updates with public liability & product liability insurances, along with their membership to organisations and registration with governing bodies such as the; Niceic (National Inspection Council for Electrical Installation Contracting) , Gas Safe Register, National Federation of Roofing Contractors, Chartered Institute of Building, British Security Industry Association, Painting & Decorating Association, BAFE (British Approvals for Fire Equipment), Glass & Glazing Federation, CHAS (Contractors Health & Safety Assessment Scheme) etc.

In 2010 for the benefit of our Medical customers, for clarification purposes with infection control we took the decision to split up one company and create two individual companies, Sentinal Facilities Maintenance Ltd to cover all building & facilities maintenance issues and Waterfront Medical Cleaning Ltd www.waterfrontmc.co.uk to continue solely with medical cleaning.
